Pergolas under 20m2, under 3m tall, on a non-heritage property, outside setback envelopes typically fall under 'complying development' - Building Rules consent only.
Triggers for full DA
- Floor area over 20m2 (i.e. larger than about 5m x 4m)
- Height over 3m
- Inside boundary setback envelope
- Heritage property (any heritage zone, character zone, or Heritage Listed)
- Bushfire Protection Area (Hills)
- Forward-of-dwelling location (especially carports)
Per-council variations
NPSP, Burnside, Unley, Prospect and City of Adelaide all enforce additional heritage rules. Holdfast Bay, Charles Sturt and Onkaparinga add coastal setback considerations. Adelaide Hills and Mt Barker add BAL ratings.
